Wispy clouds and blue skies make for an enjoyable boat
ride!
SEPTEMBER WEATHER has
lived up to its reputation, bringing us long stretches
of cool, dry, sunny days. After a break this week
for some showers, the dry and sunny weather is expected
to continue over the weekend.
MARKET STATS: The
number of units sold increased during the month of
August versus last year, as the number of active
listings fell slightly. 33 properties are
currently under contract, also up versus last year.
For a detailed look at the market see the latest
Long & Foster Market Minute report: h
DRIVING THE MARKET are
multiple factors, including long term demand for shore
properties, a limited supply of new listings, and
mortgage rates, which recently reached 11-month lows.

Fall sunsets are beautiful all over Cape May County!
Here, onlookers take in the last of the sunset
at Sunset Beach, overlooking Delaware Bay. The remains
of the concrete ship Atlantis
can be seen just off the beach. In the background a
commercial ship makes
its way out of Delaware Bay, headed toward the Atlantic
Ocean.
DID YOU SEE NUMEROUS
AIRCRAFT in the skies above the island last
weekend? A variety of airplanes participating in
Wildwood's Thunder Over the Waves Airshow circled above
Avalon & Stone Harbor as they flew their airshow routes.
From vintage military fighters and cargo planes to
modern jets and helicopters, even casual observers
couldn't help but notice the "show" over Seven Mile
Island.
MORTGAGE ORIGINATIONS were
up 22% during the second quarter of 2025 thanks to lower
interest rates and more listings for buyers to choose
from. Mortgage rates have continued to trend
downward, with the average 30-year fixed rate at 6.5%,
and the average 15-year fixed rate at 5.6%, according to
Freddie Mac. Need to refinance, or get
pre-qualified for a purchase? Let me know and I'll
put you in touch with reliable mortgage lenders.
RENTAL PROPERTY OWNERS:
I need your rental rates for 2026! If you
haven't yet submitted them, it's time. We're

The last bit of golden sunlight is visible during the
last bit of Labor Day Weekend!
ANOTHER GREAT WEEKEND!
Labor Day Weekend gave us sunny, blue skies, cool
breezes, and low humidity—perfect for enjoying the
"last" bit of summer! Good crowds of visitors were
seen on the beach, in local shops and restaurants, and
on our waterways.
OUR "SECOND SUMMER" STARTS NOW!
Labor Day may have passed, but it's the start of
something good...our "Second Summer!" Long
anticipated by locals and visitors alike, the weather is
gorgeous and the water is still warm, but the crowds are
thinner and the traffic is lighter. Whether
you're going out fishing or going out to eat, hitting
the beach or hitting the shops, enjoy a slightly more
relaxed vibe during our "Second Summer!"
FALL IS EVENT SEASON here
at the shore! Each weekend brings us new events
and activities to enjoy, along with our beautiful fall
weather. See my Upcoming Events list below for
ideas on how to enjoy the shore while visiting in the
fall!
KEEP AN EYE ON THE SKY!
If you missed last weekend's AirFest at Naval Air
Station Wildwood, be sure to catch Thunder Over the
Waves Airshow in Wildwood. The show is centered
over the Wildwood beach, but will be visible from many
areas. You may even see aircraft from the beaches
of Avalon and Stone Harbor as they arrive and depart the
show! See below for more details on the air show.
